When you purchase a new home from Olander General Contracting, you become an integral part of the construction process. Our approach to home building has been designed so that you experience OGCs’ quality and attention-to-detail not only when you move in, but also as you watch your new home being built. Below is the step-by-step process of constructing a new OGC Home. 

  
PRE-CONSTRUCTION

·         Floor Plan and homesite selected.
·         Mortgage application completed. Design option selections finalized.
·         Pre-Construction Meeting.

 

 START OF CONSTRUCTION

·         Orders placed for materials necessary for construction.
·         Homesite prepped for foundation.  

 

 FOUNDATION

·         Foundation Footings and foundation walls poured (if applicable).
·         Foundation waterproofing completed (if applicable).
·         Foundation backfilled (if applicable).
·         Underground plumbing installed.
·         Basement and garage floor slabs poured (if applicable).
·         Homesite rough-graded and ready for framing.

 

 FRAMING AND MECHANICS

·         First and second floors and walls (with sheathing) rough-framed.
·         Roof trusses installed.
·         Exterior trim, windows and shingles installed.
·         Exterior siding and/or masonry facades installed.
·         Rough HVAC mechanicals installed.
·         Rough plumbing and electrical wiring installed.
·         Wiring installed.

 

 DRYWALL, TRIM & INTERIOR FINISHES

·         Insulation installed.
·         Drywall installed.
·         Internal trim and painting completed.
·         Cabinets and vanities installed.
·         Ceramic tiles installed.
·         Final plumbing fixtures, electric and HVAC mechanicals completed.
·         All hardwood, carpet and vinyl flooring installed.
·         Appliances installed.
·         Painting touch-ups and final cleaning performed.

 


EXTERIOR AND OCCUPANCY INSPECTIONS

·         Landscaping completed.
·         Quality control inspections completed.
·         Final homeowner orientation completed.
·         Final walk-through of new home on the day of settlement.
·         House keys provided at settlement.
·         Warranty Program begins.

 

The final step on your road to home ownership is the closing, or settlement, of the OGC Home purchased.  The estimated closing date will be indicated in your sales contract. You will receive a specific date and time from OGC at least 45 days before the anticipated time of home delivery.  A few days before your closing, we will conduct a pre-settlement demonstration with you of your new home and review the workmanship and quality of construction. OGC will schedule this meeting. You will meet with the Superintendent who managed the building of your home and your Realtor.  In the state of Maine, a real estate lawyer or title company can handle the closing of your new home.  Evidence of home insurance and certificate of occupancy is required, as well as a certified check for any closing costs at this final meeting.  After the closing documents are signed, the closing agent will record the mortgage and deed in your name with local government records.  Once this legal transfer is complete, funds will be dispersed by the agent to the appropriate parties.
