Common Questions

Our mission is to make the custom home building experience one of excitement and organization, and with a focus on meeting your financial requirements.  To help accomplish this mission, we believe the more informed you are - the more likely we will meet or exceed your expectations, and the more likely your building experience will be a positive one about which you will tell your friends and neighbors.  We've assembled this list of frequently asked questions as these are the issues that generally surface before, during and after the building process. 
 
Allowances
How does a builder allowance work?  Instead of the builder selecting items for the buyer the amount of money is calculated to furnish and install whatever product is appropriate for the home style and price range of home.  The buyer can then go to the supplier designated by the builder and make selections based on buyer's taste and budget.  If buyer wishes to upgrade items, then any monies for selections in excess of allowance are paid for by home buyer to the supplier at time of purchase.  Conversely, if selections cost less than the builder allowance, a credit is due buyer.
 
Question: How do extras and upgrades work when there is no allowance? 
  Answer: These are payable in full before builder places order for the materials.
 
 
Question: Can you build from my floor plan?
  Answer: Yes, but many people bring me their plan and discover that one of my plans either matches it exactly, or can be easily modified to provide them with the exact floor plan they like.
 
Question: Can I make changes to your plans?
  Answer: Absolutely! Most of my plans can be modified to add square footage and/or change the configuration and size of rooms. I offer hundreds of options. In addition, I can add garages, basements, porches, and decks.>
 
Question: How much "per square foot" do your homes average? 
  Answer: My homes range in "cost per square foot" from $75.00 to $150.00. As you can see, cost "per square foot" can vary a lot between different homes. This big difference is the result of several factors. Larger homes tend to cost less per square foot. Homes with a more complicated roof design, vaulted ceilings, and lots of extra windows tend to cost more per square foot. Some of our homes include triple car garages, covered porches and decks in the base price. The "cost per square foot of living area" on these homes is higher (when comparing them to homes that do not include these features). Some homes just cost more to build than others simply because of design and choice of materials, and it costs more to build in some geographical areas than others. For these reasons, the "average cost per square foot" doesn't really tell you anything. It's somewhat like comparing new car prices based on "cost per pound' or ”cost per wheels”. It just doesn't give me enough information to properly answer your question. I will give you the precise "cost per square foot" on any model or models in which you have an interest.
 
Question: How long does it take to build? 
  Answer: It depends. There are so many variables involved in build out time I cannot give you an absolute answer to this question. Some of the variables include (1) the size and type of home you are planning to build, (2) the extent of site improvements needed, such as clearing, well, septic tank, etc.., and (3) weather conditions occurring while your home is under construction. My goal is to start your home within 30 days from your construction loan closing and signing of a contract and finish it as soon as possible.
 
Question: How do I find out how much new home I can afford? 
  Answer: You need to go to the financial institution you want to work with and have them do a Home Pre-Qualification for you. This is a free service. This will determine the largest monthly payment you are qualified to make. It's a very good idea to have this information before you start looking at floor plans and options.
 
Question: What color choices do I get to make? 
  Answer: You may choose from a wide selection of cabinet colors, counter top colors, exterior siding colors, shingle colors, bath fixtures, appliances, and, of course carpeting and vinyl. If you purchase a fireplace you select the type and color of the face. I will be pleased to answer any additional questions.
